Sources modular homes from international manufacturers, manages importation, ensures full Australian compliance, and oversees local approvals. Core focus on B2B partnerships with developers, mining operations, and government agencies. Enables rapid growth with low capital investment and minimal risk exposure.

Project Developer

Expanded Model

Delivers comprehensive end-to-end project solutions including procurement, installation, and site planning. Packages complementary services such as planning approvals, land selection, and site preparation for a fully integrated turnkey experience. Positions MODEXA for greater value creation and long-term strategic partnerships.

Hybrid Model

Distributor & Developer

Combines distribution flexibility with strategic project development depth. MODEXA continues as distributor while selectively co-investing in projects such as workforce housing, mining camps, or tourism accommodations. Adapts involvement based on project size, market demand, and investment potential.

Delivery Protocol

MODEXA follows a structured, gate-based delivery protocol ensuring every project moves smoothly from feasibility through design, manufacture, delivery, and handover — completed in approximately 20 weeks.

Quality Assurance & Supporting Documents

MODEXA applies rigorous QA/QC at every stage of the delivery protocol, with comprehensive documentation and templates supporting full traceability.

Materials & Factory QA

Certified cold-formed steel, insulation, WRB, and membranes. Factory Acceptance Tests (FAT) include dimensional checks, photos, jig evidence, pod testing, and window/door verification.

Site Inspections & ITPs

Inspection and Test Plans (ITPs) verify foundations, frame alignment, tie-downs, cladding, services, and fire/life-safety systems at every stage.

Gate Deliverables

Each gate produces a full deliverables pack: MR pack, FAT dossier, QC records, PC certificate, and final handover documentation.

Plans, Registers & Contracts

Comprehensive support documentation including checklists, submittals, RFI and variation registers, WHS/SWMS, crantage and logistics plans, risk register, Gantt chart, and turnkey contracts with aligned payment milestones.

Installation Process

The installation follows a clear, sequenced 10-step workflow ensuring structural accuracy, quality control, and efficient on-site assembly. Each step is coordinated between the site crew, builders, and MODEXA QA/QC representatives.
